Why One Pass Never Works After Construction

Drywall dust is finer than household dust and behaves differently. It gets into the air, settles slowly, and reaches places nothing else reaches: the top of door frames, the inside of vent covers, the tracks of windows, the tops of cabinets, light fixtures, and the fibers of anything soft that was in the room.

Clean it once and the house looks finished. Two days later the counters are gray again, because what was still in the air came down.

That is why a real post construction cleaning is staged. Anyone who quotes it as a single visit is quoting the visible layer.

How We Stage a Post Construction Cleaning

For a single room the three stages can happen close together. For a full renovation they should not, and we will say so.

    Stage oneThe rough pass

    Debris removal, stickers, adhesive residue, paint spots on glass and hardware, the heavy layer off every horizontal surface. This is the pass that makes the space workable.

  2. 02
    Stage twoThe settle

    We let the airborne dust come down. Skipping this is the reason most post renovation cleaning fails.

    Stage threeThe detail pass

    Everything again, top down: light fixtures and fan blades, vent covers, door frame tops, cabinet interiors and tops, window tracks and sills, baseboards, hardware, glass, and floors last.

What Post Construction Cleaning Covers

Surfaces and fixtures

Every horizontal surface top down, light fixtures, ceiling fans, vent and register covers, switch plates and outlet covers, door frames and their tops, hardware and handles.

Kitchen and bathrooms

Cabinet interiors and tops, counters and backsplash, appliance exteriors and interiors, sinks and fixtures, tub and shower, tile, mirrors and glass.

Openings

Window glass inside, frames, sills and tracks, sliding door channels, and adhesive or paint residue on glass.

Floors

Vacuumed with filtration, then washed, edges and corners included, and repeated after the settle rather than once.

Not included by default

Debris hauling in volume, exterior pressure washing, duct cleaning and carpet shampooing. Say the word and we will tell you plainly whether it is ours or another trade.

Renovation, Addition or New Build

Single room renovation

A kitchen or a bathroom. The dust travels well beyond the room, so the scope always includes the adjacent space, whether or not anyone worked there.

Full renovation of an occupied home

The hardest version, because people are living in it. We stage around the household and clean the sealed-off areas last.

Addition

The junction between old and new is where dust concentrates and where it is easiest to miss.

New build

No household to work around, but every surface is new and some need specific handling so the first cleaning does not mark them.

Scheduling

Book It Around the Trades, Not After Everyone Leaves

The most common scheduling mistake is booking the cleaning for the day after the last trade finishes and expecting a finished house that evening.

Tell us the real end date of the work, including punch list items, and we will place the stages so the final pass is genuinely final. If someone still has to come back and drill one hole, that hole undoes a detail pass.

What does post construction cleaning consist of?
A staged removal of construction dust: a rough pass for debris and residue, a settling period, then a full detail pass top down including fixtures, vents, door frame tops, cabinet interiors, window tracks and floors.
Why can it not be done in one visit?
Because fine dust stays airborne after the work stops and keeps landing. A single pass cleans what has already settled and leaves what has not.
When should I schedule it?
After the last trade is genuinely finished, punch list included. Tell us the real end date and we will place the stages around it.
Do you remove construction debris?
Small residue, yes. Volume hauling is a separate trade and we will say so rather than arriving and improvising.
Do you clean new builds before handover?
Yes. New surfaces sometimes need specific handling, and we confirm the materials in advance so the first cleaning does not mark anything.
What if dust reappears after you leave?
Tell us within 24 hours of your cleaning and we come back to redo the point you raised, at no cost.
